About us

One local company. Both ways to sell. Here's who's behind it.

Yuba Sutter Real Estate Group buys houses directly and lists houses on the open market — both as-is. This page is who we are, what we've done, and why we work the way we do.

Most companies in this business are one thing. A brokerage that lists houses, or an investor that buys them. We're built to do both, so we don't have to make every house fit the same solution.

Dave, in short

Dave Ott has bought, rehabbed, and resold homes in this valley since 2008 — hundreds of projects, from light refreshes to full permitted renovations. He's a California real estate broker and a licensed general contractor, which means he can evaluate what your house is worth and what the work would actually cost — without relying entirely on someone else's estimate.

After the 2008 crash, he was hired by the Sacramento Housing and Redevelopment Agency to rehabilitate foreclosed homes for low-income families — government-vetted work, inspected and documented. That experience set the standard he still builds to: when we perform work on a house, it's permitted. No exceptions.

Before real estate: nearly twenty years in banking

Wells Fargo, Bank of America, Rabobank — managing portfolios for families and lending to businesses. That background still shapes how Dave looks at a house today: as an asset, and as a financial decision. A house is usually the largest asset a family owns, and the question that matters isn't just "what's it worth?" — it's "which path is best suited to your situation and your needs?"

One rule we use with sellers: never spend $5,000 to make $5,000. If a repair clearly returns more than it costs, we'll show you the math and you decide. If it doesn't, we'll tell you to keep your money.

A family that builds

Dave grew up on job sites. His family built homes across Northern California, and he's the third generation to build and sell houses here — and the first to do it as a broker as well as a builder. He inherited the builder half and went and earned the broker half. That combination eventually became the foundation for a company that could look at a house from both sides — what it could sell for on the market and what it makes sense to buy it for directly.

How the company works

When you call, you get Dave — not a call center, not an acquisitions rep working a script. After we've seen the house and understand your situation, we'll show you what both paths look like: our direct cash offer and what we believe the house could sell for as-is on the open market. Both paths, side by side, with our honest read on how each plays out.

A company that only buys houses has one solution. A company that only lists houses has another. We don't have to decide which one fits until we've looked at your house and your situation. The recommendation follows your situation — not our business model. We've told sellers to take our offer, and we've told sellers to turn it down. Dave buys about one in ten.

You can see real examples of both on our scenarios page — including the houses where we advised against our own offer.

The credentials, in one place

We put our license numbers on everything because we think you should check every buyer's credentials — including ours.
